Cooling a Miami home has one big challenge: it has to cool and dehumidify almost twelve months a year. Choosing the right system, sizing it with a load calculation and maintaining it is what makes the difference in comfort, energy bills and indoor health. This is what we recommend after years working in Miami-Dade homes.

| System | Best for | Key advantage | Keep in mind |
|---|---|---|---|
| Central split system | Homes with ductwork in good shape | Even cooling throughout the house | Ducts must be sealed and correctly sized |
| Heat pump | Efficient cooling plus heating | One system for the whole year | Heating is only needed a few days in Miami |
| Ductless mini-split | Additions, garages, hot rooms | Room-by-room control, very quiet | One indoor unit per zone |
| Packaged unit | Homes with no indoor space for an air handler | Everything in one outdoor cabinet | Needs outdoor space and storm protection |
Capacity isn’t decided by square footage alone. The Florida Energy Code requires equipment to be sized with ACCA Manual J (load calculation) and selected with Manual S. An oversized unit cools fast but doesn’t dehumidify; an undersized one can’t keep up in August.
Since 2023 the U.S. Department of Energy requires a minimum of 14.3 SEER2 for residential split air conditioners under 45,000 BTU/h in the Southeast. The higher the SEER2, the less electricity for the same cooling.
The EPA recommends keeping indoor humidity below 60% — ideally between 30% and 50% — to prevent mold. In Miami, a well-tuned variable-speed system or a dehumidifier matters as much as the temperature.
R-22 production ended in the U.S. in 2020, so repairing very old systems keeps getting more expensive. Under EPA rules, new residential systems now use lower-impact refrigerants such as R-454B or R-32.
Because systems run almost all year here, we recommend a professional tune-up twice a year, a new filter every 1–3 months and a clear condensate drain line. In Florida a well-kept system usually lasts 10 to 15 years.

Typical signs: the unit is 10–15+ years old, needs frequent repairs, uses R-22 refrigerant, struggles to keep up on hot days, or your energy bills keep rising. We’ll give you an honest assessment.
Most residential replacements are completed in a single day. New installations or ductwork changes may take a little longer — we’ll give you a clear schedule in advance.
It depends on much more than square footage: insulation, windows, sun exposure, ceiling height and ducts. That’s why we do a proper load calculation (ACCA Manual J) during the free study.
For most single-family homes with ducts, a high-efficiency central split system or heat pump with a variable-speed compressor, because it cools and dehumidifies better. For additions or single rooms, a ductless mini-split. The right choice depends on your home’s load calculation.
SEER2 measures cooling efficiency under the Department of Energy test procedure in force since 2023: the higher it is, the less the system consumes. In Florida the legal minimum for a residential split AC under 45,000 BTU/h is 14.3 SEER2; during the free study we calculate which level pays off for your usage.
Around 10 to 15 years on average. Near-constant use, humidity and salt air shorten its life; maintenance twice a year helps extend it.
